Citywide Onboarding Services
The City employs 7,500 + diverse employees in more than twenty-one (21) Departments. The City is seeking Companies who provide various Onboarding Services for its workforce. These services shall include, but not limited to:
This RFP consolidates several separate solicitations into one, so the City shall award to multiple Companies to meet their Onboarding needs. Companies can submit a proposal for multiple Services or a single Service. Proposals should address how the Company would meet the requirements listed below. All City Departments may utilize the Services.

Solar Photovoltaic Systems Maintenance and Services
The Building Services Division of the General Services Department/Engineering and Project Management is responsible for maintaining a portfolio of approximately 180 buildings, including offices, fire stations, police division offices, and equipment shops, that house various City activities. The City also maintains cultural facilities, including museums and arenas that serve as venues for sports, entertainment, and other events. Contracts resulting from this RFP may be used by various City departments for needs across the entire City organization, including the Airport.
The City plans to contract with one or more companies to provide annual routine preventive maintenance and repair services, as well as services on an on-call as-needed basis (collectively referred to as Services), for solar photovoltaic (PV) systems currently in existence or under construction as listed in the table below. Systems may be added or removed from the list in accordance with the City’s needs. The City is seeking firms whose combination of experience and expertise will provide professional, timely, and cost-effective services to the City.
The Company will deliver to the City a plan for preventive maintenance and cleaning to ensure maximum efficiencies in the operation of all equipment per manufacturer specifications. The preventive maintenance and cleaning plan will include, at minimum, the following tasks, which the Company will perform at all the specified City PV system sites within 30 business days of receiving a Task Order, and every eleven (11) months thereafter if authorized by subsequent Task Orders:

Variable Frequency Drive Maintenance and Services
The City is seeking firms to provide routine preventive maintenance and repair services for approximately 50 Variable Frequency Drives (VFDs), ranging from 208 volts to 460 volts, located at various City facilities, including the Airport. Brand names include ABB, Danfoss, Mitsubishi, Schneider Electric, and Yaskawa. VFDs will be checked as needed for a full service of the VFD (cleaning, replacement parts, etc.), and involve inspection, testing, and reporting on each VFD’s condition. The City uses VFDs in various applications involving pumps and fans for HVAC systems to achieve energy savings.

Tile Maintenance and Services
The Building Services Division of the General Services Department/Engineering and Project Management is responsible for maintaining a portfolio of approximately 180 buildings, including offices, fire stations, police division offices, and equipment shops, that house various City activities. The City also maintains cultural facilities, including museums and arenas that serve as venues for sports, entertainment, and other events. Contracts resulting from this RFP may be used by various City departments for needs across the entire City organization.
The City plans to contract with one or more Companies to provide Tile Maintenance and Services. The City is seeking firms whose combination of experience and expertise will provide professional, timely, and cost-effective services to the City.
The Company shall supply all required expertise, labor, tools, equipment, materials and services in accordance with plans, specifications, and performance standards and in accordance with good building practice, any and all codes pertaining thereto, and to the satisfaction of the City. The Company further agrees to obtain all licenses and permits required for the work.

Painting Services
The Building Services Division of the General Services Department is responsible for maintaining a portfolio of approximately 200 buildings, including offices, fire stations, police division offices, and equipment shops that house various City activities. The city also maintains cultural facilities, including museums and arenas that serve as venues for sports, entertainment, and other events.
This contract shall provide painting services at various locations as identified by the City. Services could consist of providing all labor, materials, equipment, and supervision for the painting and finishing of new and existing interior surfaces, i.e., walls, doors, window frames, and other work as directed by the project manager.

Pump and Motor Repair Services
The City is responsible for maintaining a portfolio of approximately 180 buildings, including offices, fire stations, police division offices, and equipment shops, that house various City activities. The City also maintains cultural facilities, including museums and arenas that serve as venues for sports, entertainment, and other events. Contracts resulting from this RFP may be used by various City departments for needs across the entire City organization, including the Airport and the Charlotte Area Transit System (CATS).
The Company shall provide pump and motor repair services at various locations as identified by the City. Services consists of providing all labor, materials, equipment, and supervision for the repair services as directed by the City’s Project Manager. Motor repair/recondition services are required for alternating current (AC) three-phase low voltage motors (600V and less) including close-coupled pump units.

This project will install sidewalk along the west side of Sharon Road from Bramwyck Drive to Chandworth Road.

Charlotte Police and Fire Training Academy – Control System Repl ... Charlotte Police and Fire Training Academy – Control System Replacement
This Project involves work in an existing 2‐story Training Facility totaling 108,000 sqf. The work consists of replacing an existing 20‐year old control system with a new BACnet control system integrated with the City’s existing iVu display system in a seamless manor as described on the plans. Additionally, all of the existing (9) AHUs will have both CHW Control Valves and HW Control Valves replaced with new “Energy Valves”, new OA Dampers and Relief Dampers with actuators. Various other System Relief dampers and actuators are also to be replaced. RA Dampers on the AHUs will all be provided with new Actuators. All of the HW valves at each Fan Powered VAV Terminals are to be replaced with new Smart, Pressure Independent valves as described on the plans.

The Company shall provide maintenance and repair services for approximately 250 sectional, rollup, rolling steel doors, rolling grills, and commercial fire doors located at police stations, fire stations, Charlotte Area Transit System facilities, and cultural facilities. Occasionally, the work may include replacement and installation of new doors. The Company shall respond to emergency calls for service within 4 hours. Services include all labor, materials, equipment, and supervision for the overhead door projects.
