The Charlotte Area Transit System is responsible for maintaining a portfolio of approximately (44) facilities, including Administrative Offices, Maintenance Facilities, Park & Ride Facilities, Light Rail Facilities and offices, equipment shops, Parking Decks, Power Stations, Transit Power Sub- stations, etc.
Contractor shall inspect and maintain CATS owned building roof systems, provide minor roof repairs to prevent roof system leakage, take digital photos, and provide a report on each system.

This work includes the provision of labor, material, equipment, supervision, and administration to integrate the work outlined in these specifications into the total building system such that no leakage into the system occurs. In general, the scope of work in the Base Bid includes Roof Areas A, B, C, D, & E: Remove and dispose of the existing roof system including flashings and sheet metal down to the existing steel deck. Secure the existing steel deck to structural framing members. Provide roof insulation system as specified in Section 07 22 16 “Roof Insulation”. Provide a cold adhesive applied two-ply modified bitumen roof membrane along with flashings and accessories as specified in Section 07 52 16 “Modified Bitumen Roofing”. Replace sheet metal flashings and trim as specified in Section 07 62 00 “Sheet Metal Flashing and Trim” Provide a complete, watertight, 20-year warrantable roof assembly. Exterior Wall Restoration: Replace through wall flashings at masonry elevation wall above roof level as specified in Section 07 65 00 “Through Wall Flashing”. Provide metal wall panels at elevation wall above roof level as specified in Section 07 42 13 “Metal Wall Panels”.

Roof Areas A, B, C and E (Re-Cover): a. Removal of lightning protection system and storage for reuse. b. Removal and disposal of all existing metal flashings, scupper liners and coping caps; installation of new polyisocyanurate roof insulation, gypsum cover board and overlay, fleeceback Polyvinyl-Chloride (PVC) roof membrane and flashings, wood blocking, metal flashings, coping caps, PVC scupper liners and all associated miscellaneous work as specified herein. c. Removal of existing brick along wall above roof level at Area D as necessary; and installation of new through-wall flashing and brick replacement consisting of use of salvaged brick if in good condition and providing new brick (to match existing) as required. d. Reinstallation of lightning protection system upon completion of the roofing work according to specifications and requirements of the original UL master label installation. 2. Roof Area D (Replacement): a. Removal of lightning protection system and storage for reuse. b. Removal and disposal of all existing metal flashings, coping caps (except along expansion joint at west side) and scupper liners, single-ply membrane and flashings, gypsum cover board, insulation, and gypsum underlayment; installation of new gypsum underlayment, flat and tapered polyisocyanurate roof insulation, gypsum cover board, fleeceback Polyvinyl-Chloride (PVC) roof membrane and flashings, wood blocking, metal flashings, coping caps, PVC scupper liners and all associated miscellaneous work as specified herein. c. Reinstallation of lightning protection system upon completion of the roofing work according to specifications and requirements of the original UL master label installation.
Remove and dispose of the existing roof system including flashings and sheet metal down to the existing poured gypsum deck. Provide base sheet mechanically attached to roof deck. Provide vapor retarder. Provide roof insulation system. Provide a cold adhesive applied two-ply modified bitumen roof membrane along with flashings and accessories. Replace sheet metal flashings and trim. Provide a complete, weathertight, 20-year warrantable roof assembly with 30-year finish warranty.
The existing roof area consist of a concrete deck, hot mopped asphalt base layer, a layer of tapered isocyanurate insulation, a one and three-quarter inch layer of perlite insulation, and a 2-ply modified bitumen roof membrane. The existing roof systems shall be removed to the deck. The deck shall be cleaned and prepared for reinstallation of roofing materials. Install a one and one-half inch base layer of isocyanurate insulation set in foam insulation adhesive. Adhere a new base layer to the existing concrete deck in foam insulation adhesive as required to meet 90psf uplift per FM Global. Install an additional layer of one-eigth inch per foot tapered isocyanurate insulation set in foam insulation adhesive. Install new silicon impregnated fiberglass reinforced cover board in foam insulation adhesive. Fully adhere new PVC membrane and flashings as specified herein and as shown in the project drawings as required by the manufacturer for a twenty-year (20) NDL Manufacturer’s Warranty. The new roof system shall be able to resist the win uplift loading.
The project consists of a roof replacement at Police and Fire Training Academy, in Charlotte, North Carolina. This work includes labor, materials, equipment, supervision, and administration to replace the existing two-ply modified bitumen roof system with the specified thermoplastic, single-ply roof system on 4 roof areas totaling approximately 59,115 square feet of roof area.
The purpose of this contract is to perform roof replacement and building envelope repairs for two buildings located at 4800 and 4814 West Boulevard, Charlotte, North Carolina. Estimated term to be less than one year.
This contract will be to provide roof and sealant replacement on the building at
4824 West Boulevard for Charlotte Douglas International Airport, Charlotte, North Carolina. This will be a complete removal of existing roofing membrane, insulation, flashings, sheet metal flashings, gutters, and downspouts, and complete removal of all existing backer rod and sealant at exterior wall brick control joints; repair and/or replacement of rusted and/or deteriorated metal deck, and the installation of new insulation, cover board, mechanically fastened 60 mil TPO membrane and associated flashings, sheet metal flashings, gutters and downspouts, and backer rod and sealant at exterior wall brick control joints and all associated miscellaneous work. The contractor must also provide temporary protection of contents in the building and cleanup of debris associated with removals. The roof has exceeded the expected lifespan and is currently 30+ years old. The project term will be 180 days.
